Communication is key. Tell him what your needs and concerns are. He’ll give you an assessment, offering trade-offs, and from there, he’ll work with you to come up with a working strategy. In my case, I didn’t want to spend too much on renovations, thinking that the returns would not be worth it. (I was more risk-averse, but you might be different.) But he was able to get the house to a great shape for showings, all within budget. He handled everything while I was on the other coast — during the pandemic. He guided me through the paperwork, and even helped me out months after the house was sold.

Using your extended resources, you did try to sell the house at a price which would leave my friend as whole as possible after bankruptcy. When a regular sale could not be arranged that would accomplish that goal, you explained to me the short sale process for the secondary mortgage. Then you successfully pursued that option, persuading the bank to accept a small fraction of what was owed and was able to deliver exactly as promised and what was needed . Finally, you guided me and my friend through a quick settlement. Thank goodness, all that is behind us.
